Real Estate Criteria:

• Location: MSAs with population of 500,000+

• Residential: single family residential, small and medium multifamily, apartments up to 200 units, Section 8 plays considered, post-1960 construction vintage

• Commercial: mixed use, light industrial, neighborhood retail, near-term mark-to-market opportunity

• Other: Suburban or rural land eligible for small-scale hospitality development, covered land plays

• Return Profile: 10%+ cash-on-cash return

Private Equity Criteria:

• Focus on small businesses in the micro and lower middle-market

• Targeting home and commercial service businesses (HVAC, plumbing, painting, roofing, etc.), automated car washes, landscaping businesses, cleaning services (commercial or residential), catering services, professional services (accounting, marketing, property management), party and event planning services

• $650K - $5M SDE / $500K - $5M EBITDA

• Retirement and succession-related sales considered

Digital Asset Criteria:

• SaaS businesses

• Online businesses catering to US businesses and consumers

• Newsletters

• Websites (content, membership, entertainment, news) with 40+ DR

• Digital product stores

Art & Collectibles Criteria:

• Fine art (original paintings, first edition, and limited prints)

• Wine (Old and New World, most vintages considered)

• Whiskey (most Scottish, Irish, American, and Japanese varieties considered)
